What's Happening
Chair 7 Community Development Plans
Recently the Town of Telluride and TelSki have proposed a plan for extensive development of the Chair 7 neighborhood. You can find a description of the plan on the Town's website here. The plan provides for workforce housing, parking, retail businesses, hotel and restaurant, and a music tent. The plan creates thirteen new structures in our area, many of them over three stories. Six are four stories or more.
​Our coalition of property owners and members of the community support affordable housing efforts, but have concerns regarding other aspects of the proposed plan, including the proposed building heights, the additional demand for affordable housing the hotel will create, the impact of the huge increase in foot and car traffic, and the impact on wildlife and open space. These concerns impact residents in Cimmaron Lodge, Double Diamond, Etta Place One, Etta Place Too, Mountainside Inn, Telluride Lodge, and residents on Mahoney, Pacific, South Davis, and South Tomboy Drive.
We believe there is strength in numbers. We want to reach out to as many people as possible so that we can make our concerns heard.

Our Concerns
Four-story Buildings
Many residents chose the Chair 7 neighborhood for its peacefulness and beautiful views. Six of the twelve new buildings are four stories or more which is inconsistent with current zoning and will destroy views for residents. There are almost no buildings in Telluride over three stories. We advocate for keeping all new buildings three stories or less in order to preserve Telluride's character.
Hotel Puts More Pressure on Workforce Housing
We support the additional workforce housing provided by nine of the twelve new buildings. We oppose the proposed hotel as it adds to overcrowding and congestion and is not allowed by current zoning. Also, hotel staffing needs would increase pressure on additional affordable housing that is much needed by the current workforce.
Preservation of Open Space
The hotel, restaurant, and the music tent in the proposed plan eliminate open spaces that are used frequently by current residents and will be needed by the 200+ planned new residents of our neighborhood. These open spaces are used for sledding, playing, and dog walking. The open space also provides habitat for migrating birds and wildlife corridors for bears, deer, foxes, and coyotes.
Traffic and Safety
There is limited access to the Chair 7 neighborhood. Passenger cars and delivery vehicles enter the neighborhood primarily via Mahoney Drive and Pacific Avenue. With over 200 new housing units plus guests coming and going from a new hotel, we are very concerned about congestion and safety issues that arise from a development of the proposed scale in a relatively small area of town.
